Brookland Market Update

Beautiful Brookland is no longer a secret, the Brookland real estate market started 2015 strong and is expected to break records this year.   Washingtonian magazine named Brookland and one of the best neighborhoods to buy a home in 2015.  Demand for Brookland homes is very strong and the supply is very low.  This makes 2015 a great time to sell your house.  Let's take a look as the recent home sale date in Brookland. Above are all the houses that have sold so far this year in Brookland.  Some of the most interesting houses that have sold in Brookland year to date:

This was a new construction house built on a vacant lot by Connell & Schmidt Custom Builders
They usually do work on Capitol Hill but are now expanding to Brookland.  This house now holds the record for the highest priced single family house EVER sold in Brookland.  While it could not break the million dollar mark, we suspect that 2015 will be the year that several houses in Brookland will shatter that barrier.  This was a really cool house- massive windows, outrageous kitchen, and the family room/living room we all want.  Very few detached new construction houses are available for sale in Brookland- or anywhere in DC really, and this one was a treat.

We love this house.  Not a complete gut renovation, just perfectly updated and maintained with a huge yard overlooking the rooftops of Brookland and enough space to get lost in your own home.   The 1300 block of Lawrence Street is easily one of the best blocks in Brookland. There were multiple offers on this house and the price escalated by $61,500 over list price.  Congratulations to the buyers of this truly perfect Brookland home.

Complete gut renovation and what a beauty. This amazing arts and crafts style house was purchased by the developer in November 2014 and renovated to a very high standard while still respecting the original charm of the house.  Everythig from coffered ceiling in living room with gas fireplace to a stunning kitchen.  This was a beautiful house.  And it had a large fenced yard and a 2 car garage!  Amazing.

Great house.  This was one of those perfect Brookland bungalows on 10th steet.  The 3000 block of 10th street is lined on both sides of the street with talll trees and perfect and beautiful Bungalows.  Love this block!  There were multiple offers on this house and it sold in only one week.

This is one of the few resale houses in the EYA Chancelor's Row Development.  EYA is almost sold out and a few resale units are begining to come back on the market. Like many of the townhouses here, this one had an awesome roof deck,  a garage and lots of upgrades.  Purchased in 2012 for $638,000.     Prices are clearly heading up here.
