For 20017 zipcode

The inventory of homes for sale in Brookland in October is significatly below the 5 year average.  This reflects the fact that the majority of homes that came on the market went under contract in October. Properly priced and presented homes in Brookland are selling fast. Median sold price increaded 49.31% year over year.  This is more a reflection of the clearing of the short sale market in Brookland.  Last year there were many more short sales closing which dragged down the enitire Brookland Market.  Now that most of those houses have been sold (purchased mostly by…

Capitol Hill.
Row houses on 9th st on Capitol Hill, Washington DC
The word is synonymous with government (or the lack thereof, as the case may be). The word brings to mind images of a huge white dome dominating the skyline and Congressional bickering. Of suits, and briefcases, and mountainous stacks of memos. Of course it is littered with landmarks other than the big white dome such as the Supreme Court building, the Library of Congress, and Congressional Cemetary, among others. But Capitol Hill is more than that, so much more. It is also the largest historic residential neighborhood in Washington, D.C. Members of Congress, their staff, journalists, lobbyists, and consultants all call the Hill home. So do many others, if they can afford to live there; having a prestigous address comes for a price, real…

'Coming soon' signs  and 'pocket listings' are a bad idea for sellers:

Think about it! No one like stale bread... Lately, I've noticed many more "Coming Soon" signs going up about town and staying there for weeks (sometimes months) before the house goes live on the market.  This does not benefit the sellers!  Once a For Sale sign goes up the clock on the 'freshness' of your home starts ticking.  As soon as your the For Sale sign goes up the activity level on the house skyrockets, neighbors and buyers are interested in knowing what the asking price is? What is looks like inside? Is it a good deal?  But if the property is not fully on the market, these inquires are left unanswered.  Even worse, people start making assumptions about the house that might not…

Entrance to the Clara Barton condos in Penn Quarter Washington DC
616 E St NW Washington DC.
The Clara Barton Condo building
.
The Clara Barton and the Lafayette were built by the same builder in 2004 and are kind of 'sister' buildings.  Initially the plan was for The Lafayette to be the condo building and the Clara Barton to be a rental building.  But this is 2004 we are talking about.. the hight of the 'excitment' about real estate in DC.  Everyone was buying one or two condos those days.  Remember? People were camping out, waiting in lines all night just for the chance to buy a condo in downtown DC, sight unseen!  The demand was so high, in fact, that the developers decided to also sell out the Clara Barton as condos rather than hold it as a rental building.  Most of the amennities in these sister buildings are…
